As some of the region’s leading engineers, we recognized a consistent gap: the need for a more integrated, responsive approach at the earliest stage of a project. That’s why this practice was born – to offer a smarter, more seamless surveying experience for developers, architects, and property owners across the East End.
Today, that approach is carried forward by our team of Hamptons land surveyors, supporting projects from initial planning through construction.

Paul DiLandro, PE
Paul is a managing partner at DiLandro Andrews Engineering, PLLC (formerly DiLandro Engineering P.C.), a structural, civil, and mechanical engineering firm based in Southampton offering professional service with diligence and a thorough knowledge of the construction process. Paul has over ten years of civil, structural, and mechanical engineering experience in various structure and site types. This includes five years of experience specializing in high-end residential engineering and construction.
- Built a multidisciplinary engineering firm consisting of a team of sixteen (16) employees.

Anthony Andrews, PE
Anthony is a founding partner with Paul at DiLandro Andrews Engineering, PLLC. He has experience designing and managing new construction and rehabilitation of commercial and residential projects of all major structural systems. Anthony has a thorough knowledge of the construction process with previous direct experience within the field of construction. Anthony has over twelve years of civil, structural, and mechanical engineering experience in various structure and site types.

Frank Cuffaro, PE
Frank initially joined the DiLandro Andrews team as the Civil Engineering Project Manager where he was responsible for managing all the firms incoming civil engineering projects and supporting the design team on complex projects. His design experience includes working on highly constrained sites, especially those located in environmentally sensitive areas and all the associated challenges including space constraints, wetlands, high groundwater, private water wells, poor draining soils, HS-20 rating, driveway covenants, easements, etc. Frank’s knowledge of environmental, municipal and Suffolk County Department of Health permitting allows him to help clients navigate through the complex construction permitting process.
Frank’s unique background as a lead engineer at a large tech company as well as his entrepreneurial experience has helped to prepare him for his present role as Director of Strategic Development. In this role, he is responsible for helping with all aspects related to the firm’s growth including sales, marketing, IT, software/technology systems, internal processes, project management, and recruiting.

Kenneth H. Beckman, L.S.
Ken is a New York State licensed land surveyor with more than 50 years of experience serving Suffolk County and the surrounding region. Throughout his career, he has developed a reputation for precision, integrity, and a deep understanding of land records and property law. His extensive expertise includes boundary and title surveys, topographic surveys, construction layout, and land development support for both residential and commercial projects.
Ken approaches each project with careful research, sound judgment, and a focus on delivering clear, defensible survey results. His decades of experience allow him to navigate complex property histories and provide clarity in matters of ownership, title, and land use. Ken’s decades of experience and careful, methodical approach have made him a reliable point of reference for attorneys, clients, and design professionals navigating complex property and boundary matters.
Allison Dooley
Allison supports the surveying team with both field and office responsibilities, playing a key role in helping projects move smoothly from start to finish. With a passion for the outdoors and a love of maps that started in childhood, she brings a natural enthusiasm to every project she’s involved in. Her work includes assisting with field data collection, preparing survey documentation, and coordinating with internal teams to ensure clients receive accurate and timely information.
Originally joining the firm as an office assistant, Allison’s curiosity and commitment quickly led her to expand her role. Over the past six years, she has grown into a trusted member of the DAE Survey team, contributing across multiple areas of the business. A Long Island native with deep knowledge of the East End, she values being part of a team that shares her collaborative mindset and high standards. Whether working alongside clients or learning from her colleagues, she is driven by a desire to support strong outcomes through teamwork and shared purpose.
Jarred Ciminelli
As Survey Crew Chief, Jarred leads field operations and oversees the technical setup and execution of a wide range of residential and commercial surveying projects. With a strong foundation in drafting and more than 15 years of field experience on the East End, he plays a critical role in both data collection and drawing production. His responsibilities include directing field crews, recording field notes, extracting data from field equipment, and drafting detailed survey plans for subdivision, site development, and boundary work.
Jarred began his career in 2004 after earning an associate degree in drafting from Island Drafting and Technical Institute in Amityville. Initially hired as a draftsman focused on residential surveys, he quickly expanded his role into fieldwork, eventually taking on the position of crew chief. He is deeply familiar with job setup, often building survey plans based on surrounding lots and existing conditions. Jarred’s favorite part of the job is sharing his knowledge with his team—mentoring others and ensuring each project benefits from the insight he’s gained through years of hands-on experience.
Lynn Janzer
With over two decades of experience supporting land surveying operations, Lynn plays a vital role in coordinating projects, managing client communication, and ensuring smooth day-to-day operations. She previously spent 20 years as an office manager at a land surveying firm, where she managed everything from client service and scheduling to bookkeeping, billing, and HR—developing a deep understanding of how to keep complex projects organized and on track.
Lynn is often the first point of contact for clients, guiding them through the surveying process from initial inquiry to final delivery. She manages phone and email communications, sets up project files, schedules work with field crews, and ensures clients receive clear and timely updates. She also works closely with builders and contractors to coordinate schedules and keep projects moving efficiently. Known for her responsiveness and attention to detail, Lynn is committed to providing a seamless experience for clients and supporting the team in the field with whatever they need to succeed.
Donny DeKenipp
Donny brings over a decade of experience in land surveying, with a career built from the ground up through hands-on fieldwork, technical precision, and leadership. Starting as an instrument operator, he advanced to party chief, developing a deep understanding of field operations, data collection, and crew coordination. His work has consistently emphasized accuracy, efficiency, and clear communication—qualities that now define his role as Survey Project Manager.
In his current position, Donny oversees projects from initial research through final deliverables, specializing in boundary surveying and resolution. He has extensive experience in deed research, title analysis, and reconciling historical records with modern survey methods. His practical, field-driven perspective enables him to manage both technical execution and project strategy, bridging the gap between on-site work and office coordination. Known for his attention to detail and steady leadership, Donny ensures that each survey is completed with clarity, compliance, and confidence.
Tom Palermo
Tom is a land surveying professional with extensive experience in both field and office operations across boundary, subdivision, topographic, ALTA/NSPS, and construction layout projects. Throughout his career, he has progressed from Instrument Man to Party Chief, CAD Technician, and Project Manager, supervising crews, coordinating with clients and municipal agencies, and performing detailed boundary analysis under the supervision of licensed professional land surveyors. His expertise includes traverse planning and adjustment, monument recovery, deed and map research, legal description computation, and preparation of final survey mapping in accordance with New York State standards.
In addition to managing complex subdivision and large-scale boundary projects, Tom has played a key role in developing surveying workflows, CAD standards, and field-to-finish procedures to improve efficiency and accuracy. He regularly oversees project scheduling, staff training, and quality control while ensuring compliance with regulatory and professional requirements. His work reflects a strong understanding of both the technical and legal principles of land surveying, supported by hands-on field experience and advanced boundary computation and mapping expertise.
